ABOUT PROPERTY MANAGEMENT
What does a property management company do for owners?
A professional property manager handles every aspect of running a rental community so you don’t have to. At Sunrise, that means marketing and leasing vacant units, screening applicants, collecting rent, responding to maintenance requests and emergencies, supervising janitorial and groundskeeping services, managing vendor contracts, overseeing capital improvements, and handling all financial reporting — from monthly income statements to tax-ready year-end reports. Essentially, we protect your investment and maximize its performance while freeing you to focus on building your portfolio.
How is a management fee typically structured?
Management fees for multifamily properties are most commonly structured as a percentage of collected gross rent — typically ranging from 6% to 12% depending on property size, location, and the scope of services. Some firms charge a flat monthly fee per unit instead. At Sunrise, we tailor our fee structure to the specific needs of each property and portfolio. What is the difference between property management and consulting?
Property management is an ongoing, hands-on operational service — we run your community day-to-day. Consulting is a strategic advisory service: Sunrise analyzes your investment options, provides market data, and develops a blueprint for success without necessarily taking over daily operations. We offer both, and many clients start with a consulting engagement to evaluate a potential acquisition before transitioning to full management once they close.
What is an AMO® and why does it matter?
AMO® stands for Accredited Management Organization — it’s the highest credential awarded by the Institute of Real Estate Management (IREM®) to property management firms. To earn it, a company must demonstrate financial stability, a proven track record, ethical business practices, and a commitment to professional development. Sunrise is one of over 500 firms recognized by IREM® as an Accredited Management Organization® (AMO®), giving owners confidence that they’re working with a firm held to the industry’s highest standards.
What is a CPM® designation?
CPM® stands for Certified Property Manager, awarded by IREM® to individual property managers who meet rigorous experience, education, and ethical standards. CPM® holders are recognized as experts in maximizing the performance of investment real estate. Sunrise leadership holds CPM® designations, ensuring that the people overseeing your property have demonstrated expertise at the highest professional level.
How does Sunrise handle maintenance and emergencies?
Our proactive maintenance program addresses issues before they become expensive problems. Residents submit requests through our resident portal, which our teams track and resolve. For emergencies — water leaks, heat loss, security issues — we maintain 24/7 response capability. Our proprietary Property Coach™ system tracks maintenance performance data across every community, allowing us to identify trends, hold vendors accountable, and continuously improve response times and resident satisfaction.
What is Property Coach™?
Property Coach™ is Sunrise’s proprietary management system. It delivers in-depth operational analysis, customized performance strategies, and real-time data to keep every community running at its best. It structures our approach around three phases: Analyze (understand where your property stands), Strategize (build a tailored action plan), and Perform (execute and measure results). No other property management firm in the Capital Region offers this system.
How do you market vacant units and reduce vacancy?
We take a data-driven approach to leasing, informed by our annual Multifamily Rental Market Report — which Sunrise has published every year since 2001, tracking rents, vacancies, and absorption rates across seven Northeastern states. Our leasing strategy includes professional photography, listing on major ILS platforms, targeted digital advertising, optimized pricing based on current market conditions, and ongoing resident retention programs to minimize turnover in the first place.
Do you manage properties with pets?
Yes — and we’ve been recognized for our innovative approach to pet policies. The Albany Times Union covered Sunrise’s pet-friendly policies, which are designed to attract and retain responsible pet-owning residents (a growing segment of the renter population) while protecting the physical asset with appropriate deposits and community rules. Most of our communities are pet-friendly.
What types of properties does Sunrise manage?
Sunrise specializes in multifamily residential communities — garden-style, mid-rise, adaptive reuse, and mixed-use developments. We currently manage 11 communities totaling approximately 1,250 apartments across Albany, Colonie, Clifton Park, Schenectady, North Greenbush, and Waterford, with three new communities in development. We do not manage single-family rentals or commercial-only properties.
What areas of New York do you serve?
Our primary market is New York’s Capital Region: Albany, Rensselaer, Saratoga, and Schenectady counties. We also provide real estate consulting and brokerage services in New York, New Jersey, Pennsylvania, and Massachusetts.
