A 90-acre property off Brickyard Road in Stillwater, approved for more than 300 apartments, sold in June for $5 million.
Sunrise Management & Consulting bought the property near the intersection of Halfway House and Brickyard Roads through a limited liability company on June 29, according to a deed filed last month in Saratoga County.
The deal includes approvals for up to 312 rental units and tax incentives for 192 units approved by the Mechanicville Stillwater Industrial Development Agency in 2024.
The DeCrescente family sold the property through a family trust. The DeCrescentes had previously planned to develop the project with the Hodorowski Group before the builder’s collapse.
Jesse Holland, president of Sunrise Management & Consulting, said he’s hoping to break ground on the project, called Bocrest Fields, in the next 60 days.
“It’s a super location, 6 miles from GlobalFoundries, and will give people a nice location choice where they’re more out in the country than crowded Malta,” Holland said.
Sunrise is serving as the developer and will manage the property. BBL is the general contractor. Sunrise is still working on financing.
The development will include 13 apartment buildings at three stories each. There will also be a clubhouse, fitness room and a package room. The complex will carry a “Pets Are Welcome” designation from the Humane Society of the United States, which signals that a community imposes no breed or weight restrictions on dogs.
Sunrise will begin construction with six of the 13 buildings. Holland did not disclose an estimated construction cost.
Bocrest Fields is one of three construction projects Sunrise is pursuing. The Latham development and property management company owns more than 1,300 apartment units throughout the region.
It is planning to start work on a second Saratoga County apartment development in Malta in the next six weeks. That project includes construction of a 136-unit mixed-use apartment building with retail space at the northeast corner of Route 67 and East Line Road. Sunrise purchased that property last year.
“Saratoga County has grown a lot,” Holland said. “There’s a strong need. All of these economic development factors percolating in our area for years die without housing. If you can’t house the people for work, it creates a problem. With GlobalFoundries growing and the demand for chips, this fit nicely into our portfolio.”
The firm is also working on final approvals for 52 apartments and 30 more hotel rooms at the Century House in Latham.
The three projects together would add 500 apartments to Sunrise’s portfolio.
