The Van Allen Apartments off Route 43 in North Greenbush is underway, and tenants have already moved into what will eventually be a 224-unit, 20-building development. It is the first partnership between Amedore Homes and Sunrise Management and Consulting. Amedore is doing the construction and Sunrise will manage the property. Van Allen is also the first local apartment complex to get the “Pets Are Welcome” designation by the Humane Society of the United States. The complex will have a dog park, pet grooming station and wash center. It means that all dogs are allowed, with no breed or weight restrictions. Pets will be carefully screened, however.
The Mohawk Hudson Humane Society trained the staff at Van Allen how to host a meet and greet to determine if a prospective tenant’s pet should be welcome at the complex. Sunrise will keep each dog’s DNA on file as well, so if a pet owner fails to pick up their dog’s poop, it can be traced back to the tenant, who will be fined.
Builder Peter Amedore said the flooring for the apartments was chosen with pets in mind. It’s a wood grain, luxury vinyl plank flooring. But the entire complex was not built for pet owners. Just more than half the units will be pet-free. The site will be under construction for another year and a half, Amedore said. One-bedroom, 907-square-foot apartments rent for $1,295 per month. There are two floor plans for two-bedroom apartments that rent for $1,495 and $1,600 per month and a three-bedroom, two-bath apartment that goes for $1,850 per month.
